Botanic Lloyd Reaches New Price Peak 2460 Psf

The freehold condominium, The Botanic on Lloyd, has set a new record psf-price among private non-landed developments. In a recent sale between Jan 3 and Jan 11, a four-bedroom unit on the second floor of the development was sold for $5.13 million, or $2,493 psf.

This new record price surpassed the previous high of $2,339 psf by 6.6%, which was set in October last year. The former record was established when a three-bedroom unit on the fourth floor was sold for $3.5 million.

The Botanic on Lloyd, a 66-unit development, has seen very few transactions over the past decade, with an average of one transaction per year. The last unit to change hands before the October 2024 sale was a four-bedroom unit that was sold for $6.88 million ($1,919 psf) in January 2022, making it the most expensive unit in the development.

Completed in 2006, The Botanic on Lloyd is a boutique development comprising 60 apartments and six townhouses. The units range in size from 1,485 sq ft to 3,584 sq ft and are a mix of three- and four-bedroom units. The townhouses, which are three storeys and come with five bedrooms and two private parking lots each, range from 4,058 sq ft to 4,446 sq ft.

Another freehold development, The Cape, achieved the second-highest psf-price during the period in review. A three-bedroom unit on the 15th floor was sold for $3 million, or $2,284 psf, on Jan 10, setting a new record for the development.

This new record price just edged past the previous high of $2,265 psf, which was set in November 2012 when a two-bedroom unit was sold for $3.49 million.

The average price at The Cape has been on the rise in the past year, with an increase in transactions. Last year, the condo recorded three resale transactions at an average price of $2,128 psf, while in 2023, only one unit was sold at $1,920 psf.

Tembusu Grand, an upcoming 99-year leasehold development, recorded a new price low of $2,174 psf on Jan 11. This price was achieved through the sale of a three-bedroom unit on the 20th floor for $3.04 million.

This new record low just beat the previous low of $2,193 psf, which was set in November 2024 when a similar unit was sold for $3.07 million.

Launched in April 2023, Tembusu Grand has sold 584 units (91.5%) at an average price of $2,444 psf. It is expected to obtain its Temporary Occupation Permit in 2028.
