Hdb Launch First Bto Project New Sembawang North Neighbourhood July

Minister for National Development Chee Hong Tat has announced that the Housing and Development Board (HDB) will be launching the first Build-to-Order (BTO) project in the new Sembawang North neighbourhood during the upcoming July BTO sales exercise.

Named Sembawang Beacon, the new project will offer a total of 775 units, ranging from two-room flexi to five-room and 3Gen flats. The estimated waiting time for completion is approximately three years.

According to HDB’s announcement on July 6, Sembawang Beacon is just one of the 5,500 BTO flats set to be launched in the July 2025 BTO sales exercise. Other BTO projects will be located in popular areas such as Bukit Merah, Bukit Panjang, Clementi, Tampines, Toa Payoh, and Woodlands.

Sembawang Beacon is situated within the new Sembawang North neighbourhood, which spans over 53 hectares of Sembawang town. Once fully developed, the area will provide close to 10,000 homes, consisting of 8,000 BTO flats and 2,000 private housing units.

The new neighbourhood already boasts existing amenities such as Sembawang MRT Station, a neighbourhood park, and Sembawang Mart – home to a supermarket, food court, and retail shops. In the future, residents can expect additional facilities, including a Neighbourhood Centre, a one-hectare park with playgrounds and fitness stations, and an extensive network of cycling paths and walkways.

According to HDB, Sembawang Beacon is the first step in their plans to transform Sembawang North into a bustling and self-sufficient community. “The fully developed Sembawang North will offer residents a comprehensive range of amenities, green spaces, and public transport,” stated HDB.

Eugene Lim, key executive officer of ERA Singapore, highlighted that Sembawang Beacon will most likely be classified as Standard flats, given its 15-minute walking distance to Sembawang MRT Station and the upcoming Neighbourhood Centre.

Lim also noted that the last BTO project launched in Sembawang was in November 2020, named Sun Sails at Sembawang Crescent. He expects some pent-up demand for the upcoming launch of Sembawang Beacon, citing the strong demand for five-room flats in the previous BTO launch.
