A set of four commercial shophouses located in the bustling Kampong Glam district is now available for purchase, marketed by Knight Frank Singapore with a price guide of $33.3 million. The portfolio includes one shophouse situated at 734 North Bridge Road and three shophouses at 69, 70, and 71 Bussorah Street. Interested buyers have the option to acquire the properties individually or as a whole.

With a land area of approximately 1,435 sq ft, the North Bridge Road shophouse is a two-storey conservation property with an estimated built-up area of 3,418 sq ft. Its ground floor has been granted permanent approval for restaurant use, and is currently leased to a halal-certified Indonesian-Japanese fusion ramen restaurant. The upper floors are occupied by two office tenants.

The three shophouses at 69, 70, and 71 Bussorah Street are adjacent two-storey conservation properties, located along a pedestrian pathway leading to Sultan Mosque. These shophouses sit on a combined land area of 3,061 sq ft, with a total built-up area of 5,667 sq ft. Currently, all the shophouses are rented out, with the ground floor units housing restaurants and the upper floors serving as office spaces.

According to Tania Ong, Senior Manager at Knight Frank Singapore, the shophouses are priced individually between $9.5 million and $12 million. She also adds that the properties present a great investment opportunity with their strong tenant covenants and immediate rental income.

Ong believes that the shophouses will benefit from the ongoing revitalization in the Kampong Glam area. In 2023, URA and the Kampong Gelam Alliance, a group of stakeholders comprising of residents, cultural institutions, and businesses, unveiled a five-year plan to enhance the historic precinct. This includes initiatives such as improved connectivity and accessibility through better wayfinding and directional signage, the introduction of cycling lanes and bike parking areas, and placemaking projects like urban installations and community gardens.

The shophouses are currently on sale through an expression of interest exercise until August 19 at 3pm.
