Robert Foo, associate director of auction and sales at ETC, predicts that the property will attract interest from small and medium-sized enterprises. “The location is ideal for businesses related to construction, such as assembling construction equipment, precision engineering, and industrial product distribution,” he adds.
The second floor of the factory has the potential to serve as an office space, while the third floor can be used as a storage or warehouse area, according to Foo.
Sindo Industrial Estate is a freehold B1 industrial area surrounded by Tagore Industrial Avenue and Tagore Lane in District 26. The estate comprises a mix of industrial properties, including terraced factories and strata-titled warehouses.

Based on recent transactions, the most recent industrial sale in the area was a strata unit at 9@Tagore, a freehold multiple-user factory located at 9 Tagore Lane, which was sold for $2.35 million ($512 per square foot) on July 25th.
Prior to that, a single-user factory along Tagore Industrial Avenue was sold for $9.8 million, translating to $1,833 per square foot of its land area of approximately 5,348 square feet.
In March, a freehold four-storey factory at 162 Tagore Lane, which houses the headquarters and flagship showroom of Privilege Motors, was put up for sale through private treaty for $23.8 million or $1,619 per square foot of its floor area measuring 14,701 square feet. The property is currently still on the market with a revised guide price of $21.8 million ($1,483 per square foot).
