Arcady Boon Keng City Fringe Urban Oasis

of The Arcady at Boon Keng

Set to be completed in 2027, The Arcady at Boon Keng will become a prominent freehold residential development with 172 units in the heart of Boon Keng. This project will transform the area into a lush green space along Serangoon Road, featuring contemporary architecture that sets it apart from other condominiums in the neighborhood. The development is a collaboration between trusted local developers KSH Holdings, SLB Development and H10 Holdings, along with award-winning architectural firm Park + Associates.

The Arcady at Boon Keng has attracted a lot of interest since its launch in January, especially from investors and local buyers who appreciate the well-designed layout of the one-bedroom plus study and two-bedroom units. Families have also been drawn to the spacious units and an abundance of family-friendly amenities.

This development presents a unique opportunity for discerning buyers to invest in an affordable freehold property in a desirable city-fringe location. It stands out as one of the only a handful of new freehold projects being launched this year.

A serene home in the city

The developers and designers of The Arcady at Boon Keng have intentionally created a distinctive and unique residence by combining a bold architectural design with a curated landscape. They envision this project as an urban oasis, a rare pocket of tranquility and luxury in the bustling city-fringe neighborhood. Crafted by Park + Associates and Ecoplan Asia, the landscape architect, the development boasts a tiered design, with a trail leading from the Grand Arrival to the ground floor landscape deck, specially tailored for this project.

This multi-layered design maximizes the total space available for greenery while consolidating what would typically be three stories worth of facilities into a single zone across just two floors at the base of the tower. This efficient use of space can also be seen in other areas with abundant facilities such as the 14th floor and rooftop terrace. Parents can relax on the Social Deck while keeping an eye on their children at the Kids Playground, or enjoy a fun-filled weekend together at the Family Deck next to the Splash Patio and Family Pool.

Water features at The Arcady at Boon Keng include an infinity pool, spa pool, and family pool, which are in view of the second-floor Sky Terrace. (Picture: KSH Holdings) Residents can easily access the second-floor Sky Terrace which is perfect for an indoor retreat. A dedicated kids’ zone with a Party Deck and Kid’s Club will keep kids entertained while their parents relax at the Chill Out Lounge connected to the Botanic Club. The Arcady at Boon Keng also boasts an infinity pool, spa pool, and family pool, overlooked by the facilities on the second-floor Sky Terrace.

The development also offers a range of indoor facilities including a gym, function room, and library. Entertainment options for residents include the Arcady Club on the 14th floor, where they can invite a private chef to create an upscale alfresco dining experience while enjoying the spectacular view. There is also a community garden on the rooftop, providing residents with a convenient source of fresh produce.

Accommodation for guests is available at the Gourmet Vista on the 14th floor, offering a 360-degree panoramic view of the surrounding skyline. (Picture: KSH Holdings) It is uncommon to find a single-tower condo in Singapore, especially in the Boon Keng neighborhood, that provides both outdoor and indoor facilities suited to the diverse needs and lifestyles of its residents. With 47 condo facilities spanning 4,000 sqm, each of the 172 households at The Arcady at Boon Keng will find something to excite them.

Spectacular views at the heart of Boon Keng

The residential tower and unit orientation have been thoughtfully designed with a north-south orientation that is elevated about 18m above street level to maximize views. Additionally, units are tilted away from the main road, significantly reducing traffic noise. Units on higher floors will enjoy stunning views of the Kallang River, while the south-facing units offer views of the Marina Bay skyline.

Unit layouts designed for families

Each unit has been efficiently designed with spacious master bedrooms that can accommodate a king-sized bed, and common bedrooms that can fit a queen-sized bed. The project has seen steady sales of its larger units, which include three-bedroom units (969 sq ft), three-bedroom plus study units (1,281 sq ft), and four-bedroom units (1,410 sq ft). There are also two penthouses available (2,433 sq ft and 2,583 sq ft). Families with children and couples will find that The Arcady at Boon Keng meets many criteria, offering a comfortable home in a conveniently located condo with a comprehensive range of amenities for all family members to enjoy.

The condo is near several schools including Bendemeer Primary School, Bendemeer Secondary School, St Andrew’s Junior School, and Hong Wen School. Nearby amenities include Woodleigh Mall at Bidadari Park Drive and Bendemeer Mall along Bendemeer Road.

“We believe buyers are attracted to The Arcady at Boon Keng because of its convenient location and easy access to major highways,” says Ismail Gafoor, CEO of PropNex Realty, one of the project’s marketing agents.

Dhoby Ghaut MRT Interchange Station, which links the North-East Line, North-South Line, and Circle Line, is just three stops from Boon Keng MRT Station. “We have found that many home buyers today prefer projects within walking distance of an MRT station; convenience is essential given the busy lifestyles of many people,” adds Gafoor.

Mark Yip, CEO of Huttons Asia, agrees that The Arcady at Boon Keng presents a rare opportunity as a freehold property in a central location with easy access to major expressways such as the CTE and PIE. The development will also benefit from its proximity to the rejuvenated Kallang precinct, which will see new sports and leisure facilities developed as part of the Kallang Alive Masterplan, announced by Prime Minister Lawrence Wong during his National Day Rally this year.

Earmarked as Singapore’s future sports hub, the masterplan aims to bring together several key sporting associations and the Singapore Sports School into one integrated precinct. Sports and recreation activities will be supported by planned state-of-the-art sports facilities and a new 12,000-seat stadium.

Attractive pricing for a freehold property

Since its launch in January 2024, all the one-bedroom plus study units have been sold, and nearly 90% of the two-bedroom units have been snapped up. With an average selling price of about $2,570 psf, its freehold tenure and potential for relatively greater capital appreciation compared to new 99-year leasehold projects, The Arcady at Boon Keng offers a compelling case for buyers and investors.

“The Arcady at Boon Keng is attractively priced relative to its location near the city and MRT station,” says Hutton’s Yip. PropNex’s Gafoor concurs, adding: “The average transacted price of $2,570 psf at The Arcady at Boon Keng is lower than the overall average unit price of about $2,840 psf for new freehold, non-landed private homes in the RCR for 2024. In fact, it is also slightly lower than the average transacted unit price of new 99-year leasehold projects in the RCR of about $2,600 psf.”

In summary, The Arcady at Boon Keng is an appealing option for home buyers today. The project is located in a well-established, city-fringe neighborhood with excellent connectivity and easy access to the PIE. Its freehold land tenure makes it ideal for legacy planning and wealth preservation.

“With the scarcity of new home launches in the area, we anticipate HDB upgraders will naturally gravitate toward The Arcady at Boon Keng,” says Marcus Chu, CEO of ERA. “Nearly 1,400 upcoming MOP units from the Bidadari HDB estate further expands the pool of potential buyers for The Arcady at Boon Keng.”

In addition, the Urban Redevelopment Authority (URA) has put forward plans for Tampines that go beyond just physical development. The goal is to build a more inclusive and cohesive community, where residents can truly feel a sense of belonging. To achieve this, various initiatives have been proposed to strengthen community bonds and promote cultural appreciation in Tampines. Through events, festivals, and communal spaces, Aurelle of Tampines, along with other developments, aims to bring residents closer together and foster a stronger sense of community spirit. These efforts will contribute towards making Tampines a more fulfilling and vibrant place to call home.
