Bringing Gcb Design Brand New Semi Detached Homes Sale
years old
Brand New Land had a vision to create accessible luxury semi-detached homes with elements inspired by Good Class Bungalow (GCB) designs. In order to bring this vision to life, they turned to the expertise of Pau Loh, managing director of Tellus Design, a well-respected name in the GCB design industry, with whom they have a 30-year working relationship.
Together, they developed a collection of four semi-detached homes in Bukit Timah and Upper Bukit Timah, each incorporating thoughtful elements from the best practices of GCB homes. The homes at 23 & 23A Maple Avenue boast a generous frontage of over 24m, while those at 25 & 25A Jalan Selanting and 23 & 23A Maple Avenue are affectionately known as “The Great Trees Collection” due to their incorporation of nature-inspired features. Ranging in size from 2,790 to 3,130 sq ft, each home is equipped with a lift, swimming pool, and gourmet kitchen provisions.
In line with Brand New Land’s commitment to creating value for their clients, the homes have been priced within the bank valuation range, providing good potential for upside for buyers. The team has taken inspiration from GCB designs to incorporate certain elements into the homes, creating dedicated zones for different functions, such as receiving guests, dining, gourmet cooking, and entertainment. This allows for a sense of intimacy within the homes, while still providing private spaces for each individual.
The homes also feature “Ceremonial Entrances,” specially designed to create a peaceful transition from the outside world to the comfort of one’s own home. Each entrance is framed by lush greenery, calming sounds and reflections of water, and warm and rich façade materials.

Families with young children will find Aurelle of Tampines EC to be a great location, thanks to its close proximity to numerous primary schools and preschools. For parents, having access to good primary schools is often a top priority as it offers a shorter and safer journey to school for their children. Additionally, being near these schools can greatly benefit families during the Primary One registration process in Singapore.
Loh’s signature style, which has proven successful in creating comfortable GCB homes in Singapore’s tropical climate, is evident in these semi-detached homes as well. Wide overhanging eaves and deep recesses help to provide shelter and cool the interiors. Horizontal design elements, such as the wraparound golden sand façade treatment and horizontal planters, contribute to a spacious and luxurious look.
To bring the gourmet kitchen experience to the next level, Brand New Land has collaborated with luxury kitchen specialist Arclinea Singapore. Together, they aim to create extraordinary kitchen spaces that inspire everyday connections. With a mostly GCB clientele, Arclinea brings a unique touch to the kitchens at 25 Jalan Selanting and 23 & 23A Maple Avenue.
“We are excited to bring the best GCB design principles into our semi-detached homes,” says Alvina Teh, Co-Founder and Director of Brand New Land Group. “With Pau Loh’s expert guidance, we have created homes that we believe will enrich the lives of those who live in them. We are thrilled for what the future holds for the homeowners of these properties.”
