Completed Copen Grand Scoops Top Ec Title Second Time

At the end of April, Copen Grand, a 639-unit executive condo (EC) located in Tengah, received its temporary occupation permit. The development, jointly developed by City Developments (CDL) and MCL Land, is the first EC to be completed in the new estate.
The development is comprised of twelve 14-storey blocks situated at the corner of Tengah Garden Walk and Tengah Drive. With three upcoming MRT stations on the Jurong Region Line (Tengah, Hong Kah, and Tengah Plantation) within walking distance, Copen Grand offers convenience and accessibility to its residents. The Jurong Region Line is scheduled to open in the next two years.

Copen Grand was also recently awarded the Top Executive Condo award at the EdgeProp Singapore Excellence Awards (EPEA) 2025. This is the development’s second time receiving this prestigious award, the first being in 2023 when it was still under construction.
The second win further highlights the success of Copen Grand, which has now been completely sold out. During its launch in October 2022, the development received overwhelming response from buyers with over 70% of units sold on the first day. The remaining units were snapped up by second-time buyers just a month later. On average, units at Copen Grand were sold at $1,338 per square foot (psf), based on caveats lodged with URA.

Setting new benchmarks, Copen Grand marks a significant development in Singapore’s residential landscape. The 99-year leasehold development occupies a 237,032 sq ft site that was awarded to CDL and MCL Land via a Government Land Sale tender in 2021. The developers submitted the highest bid of $400.318 million, or $603 psf per plot ratio, surpassing six other bids and setting a record land rate for EC sites at the time.
The site was the first EC plot awarded in Tengah, a new estate spanning some 700ha situated between Jurong, Choa Chu Kang, and Bukit Batok. The masterplan for Tengah, unveiled in 2016, envisioned it as a smart and sustainable “forest town”, featuring the first car-free town center, a 20ha Central Park, and dedicated walking and cycling paths. Upon completion, Tengah is expected to house about 42,000 new homes across its five districts: Plantation, Garden, Park, Brickland, and Forest Hill.

In line with this vision, Copen Grand was designed with greenery and sustainability in mind. Designed by ADDP Architects, the development incorporates several green features, including photovoltaic systems that harness solar energy to partly power common areas and facilities, a car park with 20 electric vehicle charging stations, energy-efficient appliances, and extensive landscaping integrating greenery and water features. As a result, Copen Grand was the first EC to be awarded the Building and Construction Authority’s Green Mark Platinum Super Low Energy certification.
Seamless living is a key focus at Copen Grand, with its completion bringing to life the unique design features that emphasize its commitment to liveability, nature, and wellness. The development’s signature five-storey clubhouse, nestled between the two main rows of towers, boasts cantilevered tiers that give it a floating appearance and offers stunning views of the pools and landscaped deck on the first floor. The top floor of the clubhouse opens out to the roof of the multi-storey car park, which has been transformed into a rooftop garden, further expanding the development’s recreational space.
