Cover Projects Launches Initial Sama Boutique Serviced Apartment Heritage Building 26 Evans Road
Cover Projects, a homegrown turn-key operator, has recently unveiled their latest and largest serviced apartment project to date, The Initial Sama, located at 26 Evans Road. Derived from the Sanskrit word for “balanced” or “well-maintained”, the 92-unit apartment and wellness compound will welcome its first guests on July 21.
The property, which spans 153,821 square feet, was designed by Cover Projects in collaboration with Singapore-based landscape architect Grant Associates. It consists of four apartment blocks with a total of 92 serviced apartments, ranging from studios to two-bedroom units. The apartments are fully furnished with amenities such as TV, bathroom essentials and toiletries, linens and bedding, and complimentary Wi-Fi. The largest units are 12 two-bedroom units with 699 square feet of space.
Guests can enjoy a range of services such as housekeeping, 24/7 reception, concierge, and security services. Additional services such as airport transfers, laundry and dry-cleaning, and room service are also available for a fee.
The compound also offers a variety of facilities, including a bathhouse, gym, guest lounge, kids’ playground, multi-functional meeting room, and outdoor swimming pool. In addition, an established dental clinic, Artisan Esthetic Dental, and two new-to-market restaurants, Yara and Elixir, are set to open at The Initial Sama.
To celebrate the opening, Cover Projects is offering promotional daily rates starting from $190 for studios, $230 for one-bedroom superior units, $310 for one-bedroom deluxe units, and $525 for two-bedroom units.

The location of the property, in a prime and mature neighborhood near the Singapore Botanic Gardens, is one of its strongest features. It also offers convenient access to sports facilities managed by Sport Singapore, as well as several hospitals.
The project has drawn interest from expectant mothers and their families who are seeking comfortable post-partum accommodations. This niche group was one of the target demographics in mind during the design and layout of the two-bedroom units, as they complement medical recovery services available in the compound.
With the trend of merging high-quality accommodation with wellness on the rise in Singapore’s lodging market, Cover Projects aims to be a prominent player in this niche with the opening of The Initial Sama. The company’s aim is to provide value for money with competitive pricing and an array of wellness services.
Cover Projects’ previous experience in the lodging market includes managing a 30-room serviced apartment in Balestier, called The Initial Residence. The company gained recognition in 2023 when it won the tender to manage the heritage properties at 26 Evans Road, assessed by the Singapore Land Authority (SLA) based on price and quality.
As a relatively new turn-key operator, the launch of The Initial Sama is Cover Projects’ largest project to date. With growing interest from private backers, the company aims to establish themselves as a premium provider and operator of wellness-centric residences in Singapore. Moving forward, their focus will be on stabilizing operations and increasing the occupancy rate at The Initial Sama, with a target of 80% occupancy by the end of next year.
