It’s also near the Good Class Bungalow areas of Ridout Road, Ridley Park and Chatsworth Road.” In terms of transportation, the estate is just a short walk from Queenstown MRT Station on the East-West Line.
FRX Capital acquired the freehold site at 3 Merino Crescent in August 2019 for $7.5 million, or $1,455 psf based on the land area. The original bungalow was demolished, and the current five-storey home was built in its place.

However, given its large built-up area of 13,615 sq ft, the price translates to just $1,240 psf. “Buyers get greater value in terms of the built-up space, which is spread across five levels,” says Siah. “The house is ideal for multi-generational families, offering a good balance of private rooms and shared communal areas.”
