There is a palatial bungalow on Gentle Road, nestled within the prestigious Bukit Tunggal Good Class Bungalow (GCB) area in prime District 11. Sprawled across a freehold plot of 7,660 sq ft, the property boasts eight spacious bedrooms and various other luxurious amenities.

With the current land area, the property is priced at $2,611 psf. It is being jointly marketed by Alvin Tan of JNA Real Estate and Loyalle Chin of ShophouseHuat, both under PropNex Realty.

An open house has now been scheduled for the weekend of Aug 30 and 31, inviting interested buyers to view the spectacular bungalow.

Several other primary schools, including CHIJ Primary (Toa Payoh), Farrer Park Primary School, Hong Wen School, Singapore Chinese Girls’ Primary School, and St Margaret’s School, are also situated within a 2km vicinity. This feature of the landed estate is highly coveted among families with young children and retirees who prefer to be in the vicinity of these educational institutions. Loyalle Chin, associate group district director at PropNex Realty, has also remarked that the bungalow’s asking price of $20 million is a rare opportunity to own a home in a GCB area that is also conveniently close to several reputed schools. In addition, its proximity to Novena and the upcoming HealthCity also adds to the property’s long-term value.
A caveat lodged with URA Realis reveals that the property was previously sold for $6.5 million in 2008. The existing bungalow was demolished in 2011 and rebuilt. The property was designed for a multi-generational family who resided there for 14 years. After their departure in June, the bungalow was put up for sale.
Fetchingly priced at $20 million, the bungalow is the most competitively priced property in a GCB area within District 11, as per JNA Real Estate’s Alvin Tan. It is on par with the cost of a new detached house within District 11, although occupying a smaller site of less than 5,000 sq ft. Minimal renovation is a top priority for most landed home buyers today, due to the high cost and prolonged timeframes associated with the process.
If the new owner decides to renovate the property, the estimated cost would be at least $950,000, going up with the choice of materials, fittings, and fixtures used. Alvin Tan says that the property has a practical layout that makes the most of the space available and has been well-maintained over the years. There has been considerable interest from buyers with varying needs, including families with young children looking to be near schools, as well as retirees with hopes to settle in a neighbouring GCB area, he added.
According to Alvin Tan, there have been no previous signs of the property being sold. However, it is the most attractively priced bungalow in an upmarket area of District 11, and is expected to draw immediate interest from potential buyers. As per PropNex Realty’s Loyalle Chin, most buyers in Singapore are looking for landed homes that are ready to move in, and this bungalow is garnering massive interest from them.
The bungalow in question is situated within a mixed landed housing estate along Newton Road. The most recent transaction in the area was for a semi-detached house at 1D Buckley Road, which fetched $8.8 million in August 2025. The freehold property sits on an area of 2,997 sq ft and was built in 1997. The next transaction in the neighbourhood was for a semi-detached house at 43 Gentle Road, which occupies a freehold site of 8,174 sq ft and fetched $14.28 million ($1,747 psf) in 2023. The site was acquired by Pinnacle Assets in an estate deal brokered by Knight Frank Singapore.
Pinnacle Asset divided the freehold site and is now developing it into a modern semi-detached house for sale. A neighbouring semi-detached property on a 4,060 sq ft site at 43A Gentle Road was sold for $14.4 million ($3,547 psf) in February, the highest price per square foot to be achieved in the landed housing estate off Newton Road.
The luxurious 14-unit 32 Gilstead, developed by Kheng Leong Co., has been a topic of discussion in the area. Out of the 16 luxury condominiums, 11 have been sold since the launch in April 2024. The latest transaction took place in June, when a third-floor unit with four bedrooms and an area of 4,219 sq ft was sold for $15 million ($3,555 psf).

According to Loyalle Chin, associate group district director at PropNex Realty, the ongoing uncertainties in the global economic environment have many buyers hesitating, materialising in a cautious approach in the market. Alvin Tan, however, is positive about the overall buying sentiment in the landed sector, especially as the direction of interest rates has become clearer.
He anticipates more ultra-high net-worth families and newly minted Singaporeans will begin to take interest in the GCB and bungalow market, especially with the possibility of reduced financing costs in the second half of the year.
