Five Shophouses Kreta Ayer Conservation Area Sale

The Kreta Ayer Conservation area of Chinatown is currently seeing five shophouses up for sale through a tender process. The properties, which are under receivership, are being sold by FTI Consulting.

Among the available properties are three freehold shophouses located on Mosque Street. These include a double-storey unit at 6 Mosque Street, as well as a pair of adjoining three-storey shophouses at 22, 22A, and 22B Mosque Street and 23 Mosque Street. Additionally, there are also two adjacent three-storey 999-year leasehold shophouses at 202 and 204 South Bridge Road.

Built in the Transitional, Late, and Art Deco styles of the early 1900s to the 1960s, all of these shophouses have a commercial zoning, making them exempt from additional buyer’s stamp duty. They are also open to foreign buyers.

The shophouse at 6 Mosque Street has a total gross floor area of 3,061 sq ft, while the pair of adjoining shophouses at 22 and 23 Mosque Street have a combined gross floor area of 7,467 sq ft.

Conveniently located within walking distance of the Chinatown MRT Interchange Station for the Northeast and Downtown Lines, this property is well-positioned for easy access to transportation. The area is also surrounded by popular tourist attractions, hotels, restaurants, retail shops, and entertainment spots. One street away is the pedestrianized Pagoda Street, which is a popular destination for tourists.

Meanwhile, the two shophouses at 202 and 204 South Bridge Road are combined 3-storey pre-war intermediate units with mezzanine levels, and have a total gross floor area of 6,869 sq ft.

Overall, these five commercial shophouses are situated in prime central locations, with close proximity to several MRT stations, including Chinatown, Maxwell, and Telok Ayer. They are also conveniently located near Singapore’s bustling financial districts at Raffles Place and Shenton Way.

The properties sit in a unique intersection of culture and urbanization, surrounded by a rich heritage and popular tourist attractions, while also providing easy access to the city’s business hubs.

The Urban Redevelopment Authority’s (URA) revitalization plans for Tampines will not only transform the area, but also bring numerous benefits to the residents of Aurelle of Tampines EC. Through improved transportation and commercial developments, as well as the addition of more green spaces, healthcare facilities, and educational institutions, the overall well-being of residents will be greatly enhanced. As these plans become a reality, residents of Aurelle of Tampines EC can anticipate a vibrant and improved living environment that caters to the needs of families and individuals alike. With the added convenience and amenities, living in Aurelle of Tampines EC will surely be a delightful experience.
