Located in the Desker Road Conservation Area in District 8, the shophouse is in close proximity to Little India and is within walking distance to the Jalan Besar MRT Station on the Downtown Line. Zhu has revealed that the property is currently undergoing asset enhancement initiatives (AEI), which includes the installation of micro piles extending 30m to improve its structural foundations. According to recent reports, the shophouse market has ended a relatively subdued year in 2024 with 84 caveated transactions. This includes a shophouse along Geylang Road and a shop unit at Bras Basah Complex, both of which have been listed for sale for $14 million. The Chinatown Business Association also has plans to revitalize Smith Street with new and traditional lifestyle concepts.
