Mortgagee Sale Three Bedder Pearl Mount Faber Going 22 Million
SRI is set to auction a three-bedroom unit at The Pearl @ Mount Faber on Sept 24. The 1,389 sq ft, 99-year leasehold property is being offered at a guide price of $2.2 million ($1,584 psf). This is the second time the unit will be featured at an auction, with its previous attempt on Aug 20 failing to secure a sale.
The unit, located on the ninth floor, features a combined living and dining room opening onto a balcony, an en suite master bedroom, two further bedrooms, and a kitchen with a yard area. According to Eric Liew, manager of auction and sales at SRI, the unit offers scenic views of the sea and the greenery of Mount Faber, as it overlooks the condo’s swimming pool.
Completed in 2005, The Pearl @ Mount Faber is a 192-unit development located along Mount Faber Road in District 4. The condo, which features 10-storey residential blocks, offers a mix of two- to four-bedroom units measuring 1,087 sq ft to 1,464 sq ft. It is close to several amenities, including HarbourFront Centre, a mixed-use retail-and-office complex, and VivoCity mall. The condo is also surrounded by schools, including CHIJ Kellock and Radin Mas Primary School, which are both within a 1km radius.
Based on URA caveats, the current owner bought the unit when the project was launched at around $871,000 ($627 psf) in July 2003. Despite receiving “strong interest” from potential buyers, the property was withdrawn from the previous auction, as it received no bids, notes Liew. The owner is now looking to sell the property at a guide price of $2.2 million ($1,584 psf).
As of Aug 26, a total of five units at The Pearl @ Mount Faber have changed hands in the first eight months of the year. The latest transaction took place on Aug 11 when a 1,356 sq ft, three-bedroom unit was sold for $2.02 million ($1,489 psf). In July, a 1,163 sq ft two-bedroom unit sold for $1.9 million ($1,630 psf), while another two-bedroom unit measuring 1,087 sq ft changed hands for $1.73 million ($1,589 psf) in June.
