New Launch 10 Strata Villas Green Collection 1190 Psf
In May, Satinder Garcha, co-founder of Garcha Group, a property developer, investor and hotelier, took a chance by releasing four out of a total of 20 strata-titled “golf villas” at The Green Collection, Sentosa Cove.
These villas are unique as they face Tanjong Golf Course and are the only strata-landed project in Sentosa Cove. Two of the villas have been renovated and furnished as show houses, while two others have also been revamped but will be sold as vacant units.
However, after two months, the developer decided to launch The Green Collection on a larger scale. PropNex, ERA, and Huttons Asia have been appointed as joint marketing agencies for the project.
The first phase of The Green Collection’s new launch will offer 10 vacant units for sale, including the four released earlier in May. This launch is scheduled on July 29, and a preview will be held from July 24 to 28.
The Gren Collection won the housing category at the Singapore Institute of Architects Awards in 2013 and was developed by Elevation Developments, a company owned by Garcha Group. It is the last new launch in Sentosa Cove and offers unparalleled views of Tanjong Golf Course.
The 99-year leasehold, 71,589 sq ft site was awarded to Elevation Developments in 2007 after placing a bid of $78.68 million or $1,099 psf per plot ratio. It is also the company’s only project in a government land tender. Previously, Garcha Group has focused on developing luxury bungalows in Sentosa Cove and Good-Class Bungalows in prime districts on the mainland.
Garcha has also invested in conserved shophouses on Duxton Road, Maxwell Road and Syed Alwi Road, which have been converted into boutique luxury hotels.
The Green Collection offers three types of Villas, designed by RT+Q, a Singapore-based architectural firm known for its quirky designs. The interiors of these villas have been designed by celebrated British designer Kelly Hoppen, and the landscape has been designed by Japanese monk and garden designer Shunmyo Masuno.
The prices start from $7.25 million for the twelve Type A courtyard-style villas, which range from 5,630 to 6,157 sq ft. There are only two Type B villas priced from $7.5 million, with strata areas of 5,964 and 6,114 sq ft. The most expensive are the six Type C villas, priced from $7.8 million, offering strata areas from 6,222 to 7,169 sq ft.
Buyers can choose between the normal payment scheme, deferred payment scheme, and enhanced deferred payment scheme. The deferred payment options are not unique to The Green Collection, as they have also been offered in other Sentosa Cove developments such as The Residences at W Singapore and Cape Royale.

According to PropNex’s head of luxury team, Dominic Lee, the prices for these villas are fairly competitive, with the psf prices starting at $1,190. Expressions of interest have already come in from Singaporeans and PRs who are mostly interested in buying for personal use. They prefer the vacant units, as it allows them to customize and furnish the units according to their tastes and preferences.
Based on Lee’s research, psf prices for the few existing 99-year leasehold terraced houses in Sentosa Cove are around $1,300. Therefore, the prices for The Green Collection strata villas, starting from $1,190 psf, are considered to be attractive.
