A freehold shophouse in Paya Lebar and a HDB shophouse in Ang Mo Kio have been put for sale through a joint expression of interest (EOI) exercise with a combined guide price of $10.06 million. Interested buyers will have the option to bid for either one or both properties as part of the EOI.

The first property, located at 135 Upper Paya Lebar Road, is a two-storey shophouse with freehold tenure. It is being offered with vacant possession and has a guide price of $5.58 million. The shophouse sits on 1,514 sq ft of land zoned for residential with commercial use on the first floor. With a built-up area of around 2,630 sq ft, the property is priced at approximately $2,122 psf, making it more affordable than many new 99-year leasehold condos in the Outside Central Region.
