Sla Launches Tender Heritage Bungalows Sembawang

The Singapore Land Authority (SLA) has launched a tender for a group of twenty heritage bungalows in the Sembawang area. These properties, with a lease tenure of five years and an option to extend for four more years, are up for grabs.

Located along Admiralty Road East, Falkland Road, Auckland Road West, and Fiji Road, these two-storey black-and-white bungalows were built in the 1920s and 1930s. Sitting on a sprawling area of approximately 245,300 sq ft, these properties boast an estimated total gross floor area (GFA) of 94,945 sq ft.

The bungalows are available for lease with a variety of potential uses, including serviced apartments for multi-generational and senior co-living concepts. F&B and retail use are also permitted, as long as the GFA does not exceed 9,580 sq ft. The minimum duration for a serviced apartment stay is one week.

In an effort to attract the best bids, the SLA will evaluate tenderer proposals on a price-quality basis. Interested parties can submit their bids until June 11 at 11am, with the results expected to be announced in October.

Other state-owned properties have also been repurposed for alternative uses, such as co-living spaces, pop-up event venues, and social impact hubs. The SLA is taking innovative steps to transform these properties into vibrant and useful spaces for the community. With the launch of this tender, the SLA hopes to continue this trend of repurposing state properties for the benefit of all.
