The property, located at 76 Pagoda Street, has a guide price of $16 million. Spanning 1,372 square feet with a gross floor area of 3,500 square feet, including an attic level, the commercial property has a guide price of $4,571 per square foot. Sole marketing agent Richard Tan, founder of PropNex Shophouse Elites, reveals that the ground and second floors of the 99-year leasehold shophouse are currently leased to a restaurant operator, while the third floor is occupied by an office tenant. He adds that commercial shophouses, especially those in the popular Chinatown area, are highly sought after by investors such as owner-occupiers, high-net-worth individuals, or family offices. As a commercial property, there will be no additional buyer’s stamp duty (ABSD) or seller’s stamp duty (SSD) payable by foreigners or companies who acquire it. The most recent transaction in the vicinity was for 31 Pagoda Street, which was sold in March at $19 million ($5,588 per square foot). The expression of interest for 76 Pagoda Street will close on Jan 10, 2025. In a separate EOI exercise, a two-storey HDB shophouse at 210 New Upper Changi Road is also on the market with a guide price of $13.8 million. With a gross floor area of 4,607 square feet, the 103-year leasehold shophouse is priced at $2,995 per square foot. Senior associate marketing director at PropNex, Kris Ng, highlights that the shophouse stands out due to its long-term and stable tenants, including healthcare retailer Guardian and United Overseas Bank (UOB). Located in Bedok Town Centre, the shophouse is conveniently close to Bedok MRT Station, Bedok Mall, and Heartbeat@Bedok. Similar to 76 Pagoda Street, foreigners and companies are not subject to ABSD or SSD when acquiring this commercial property. The EOI exercise for 210 New Upper Changi Road will close at noon on Jan 10, 2025.
