Viva Achieves New High 2650 Psf

During the period of July 2 to 14, Viva – a freehold condominium located on Suffolk Walk in District 11 – took the lead as the top condo that achieved a new psf-price high. On July 10, a 1,528 sq ft unit with three bedrooms and a study was sold for $4.05 million, which translates to a psf-price of $2,650.
This set a new record for Viva, surpassing its previous high of $2,555 psf achieved in May 2022 when a 1,346 sq ft unit with three bedrooms was resold for $3.44 million. The seller of the unit transacted on July 10 had bought it from the developer in September 2009 for $2.36 million ($1,544 psf). This means they made a profit of $1.69 million on the sale.
Viva is a 235-unit development that was completed in 2012. Situated just off Thomson Road, it is only a five-minute walk to United Square Shopping Mall and a 12-minute walk to Novena MRT Station on the North-South Line. The condominium consists of three 30-storey blocks, offering units such as two-bedrooms of 957 sq ft, two-bedrooms plus a study of 1,044 sq ft, three-bedrooms of 1,323 to 1,345 sq ft, three-bedrooms with a study of 1,517 to 1,528 sq ft, and four-bedrooms of 1,840 to 1,991 sq ft. There are also five-bedroom “Sky Suites” ranging from 2,486 to 3,810 sq ft, and five-bedroom duplex penthouses of between 4,909 to 6,339 sq ft.
The Myst – another condominium that achieved a new psf-price high during the review period – sold a 517 sq ft, one-bedroom plus a study unit for $1.234 million or $2,388 psf on July 14. This surpasses The Myst’s previous high of $2,377 psf when another 517 sq ft unit was sold for $1.228 million on February 29.
The Myst is a 408-unit condominium on Upper Bukit Timah Road in District 23. Comprising of two 24-storey towers, this 99-year leasehold development offers one-bedroom-plus-study apartments of 517 sq ft, two-bedrooms of 678 to 732 sq ft, three-bedrooms of 850 to 1,163 sq ft, four-bedrooms of 1,453 to 1,518 sq ft, and five-bedrooms of 1,690 sq ft. The project was launched for sale in July 2023, with 110 units sold during the first weekend at an average price of $2,057 psf. As of July 22, based on caveats lodged, the project has sold 251 units at an average price of $2,073 psf.
During this period, Park Colonial – a third condo to achieve a new psf-price high – was sold for $2.95 million, or $2,363 psf on July 8. This was a month after its previous record of $2,330 psf was set in June when a 678 sq ft unit was sold for $1.58 million on June 7.

Park Colonial is a 99-year leasehold condo on Woodleigh Lane in District 13. This 805-unit development is only a five-minute walk away from Woodleigh MRT Station on the North East Line, and consists of six residential blocks, each with 14 to 15 storeys. Units include one-bedrooms of 463 sq ft, two-bedrooms from 570 sq ft, three-bedrooms from 915 sq ft, four-bedrooms from 1,184 sq ft, and five-bedrooms from 1,712 sq ft.
Besides the unit sold on July 8, Park Colonial has seen another 15 sales this year to date. The units, spanning from 463 to 980 sq ft, were sold from $968,888 to $2.28 million, or between $2,047 psf and $2,330 psf.
