Singles Eligible Two Room Flexi Flats All Estates October Bto Exercise
Singles have something to look forward to in the upcoming Build-To-Order (BTO) exercise in October 2024, as they will be eligible to apply for new two-room flexi flats in Standard, Prime, and Plus projects across the island. This is all thanks to the new flat classification framework that will come into effect during this BTO exercise, as announced by the Housing and Development Board (HDB). The new framework categorises flats into various tiers, including Prime, Plus, and Standard, based on their locational attributes.Good news for singles – they can now apply for BTO flats in both mature and non-mature estates. Under the previous framework, only non-mature estates were open for singles to apply for BTO flats. In the upcoming BTO exercise, there will be a total of 1,902 two-room flexi units available for singles to apply, making it the highest supply of new flats across three BTO exercises in a year. In comparison, there were only 939 two-room flexi BTO flats offered in non-mature estates during the February BTO exercise, and 1,288 during the June BTO exercise.The two-room flexi units in the October exercise are spread across 10 BTO projects situated in various areas such as Ang Mo Kio, Bedok, Bukit Batok, Jurong West, Kallang/Whampoa, Pasir Ris, and Sengkang. HDB has also announced that up to 65% of the non-senior two-room flexi flats in Standard, Plus, and Prime projects will be reserved for first-timer singles during a BTO exercise.Under the new flat classification framework, flats launched before the October BTO exercise will not be retroactively classified under it. However, when these flats are placed in the resale market, singles will be able to purchase Standard or Plus resale flats of any size, except for 3Gen flats. As for Prime and PLH flats, singles will only be allowed to purchase two-room flats. Those who buy resale flats to live with their parents or other family members can purchase a larger resale Prime or PLH flat if they meet the eligibility conditions.There will be additional resale conditions that will apply for the Plus, Prime, and PLH flats. This includes a $14,000 monthly income ceiling for Plus flats, and $7,000 for two-room Prime and PLH flats. These flats will also have a minimum occupation period of 10 years.Singles who are in search of their first home can now access housing grants to ease their purchase. Households with a monthly income of $4,500 and below will be eligible for Enhanced CPF Housing Grant (EHG) of up to $60,000 when they purchase a new flat. In addition, singles can also receive additional aid through the CPF Housing Grant (up to $40,000) and Proximity Housing Grant (up to $15,000) when they buy a resale flat.Lastly, starting from mid-2025, singles will be given priority access when they apply for BTO flats to live with or near their parents.
