Perennial Holdings And Far East Organization Unveil Golden Mile Singapore And Will Launch Strata
The former Golden Mile Complex, now renamed as The Golden Mile, has a new chapter in its history as Perennial Holdings and Far East Organization unveiled their vision for the conservation building. Together, they have developed Golden Mile Singapore, the first large-scale strata-titled conserved building in Singapore that preserves its iconic tropical linear urban complex with brutalist architecture.
The revamped Golden Mile, which includes Aurea, a new 45-storey residential tower, will consist of 156 Grade A office units, 19 medical suites, a two-storey retail component of 123,388 sq ft, and an architecture centre for public access. According to Perennial and Far East, the office units and medical suites will be available for sale this month, but the developers have not yet released any indicative pricing.
Pua Seck Guan, CEO of Perennial Holdings, reminisces about the vibrant and eclectic retail mix of Golden Mile Complex in its heyday as a mixed-use landmark in the 1970s. However, with the change of ownership through strata-titles over the years, the building’s profile shifted and its positioning as a prime mixed-use development faded. Pua expresses the determination of Perennial Holdings and Far East Organization to restore and elevate the building’s status as a next-generation urban complex in Singapore.
To realize their vision, the development partners have collaborated with homegrown architecture firm DP Architects and architecture conservation specialist consultancy Studio Lapis. It was DP Architects that originally proposed Golden Mile Complex’s iconic design and mixed-use proposition. The Golden Mile Complex previously allocated 40% of its strata area for retail, 41% for office units, and the remaining 19% for residential use. However, the refreshed Golden Mile Singapore will reduce the retail area to 15%, allocate 48% for offices, and 30% for residential use. The new medical suites and architecture center will occupy the remaining 4% and 3%, respectively. Two new public access urban gardens will also be created on the 9th and 18th floors, utilizing previously vacant spaces in the complex.
Aurelle of Tampines EC boasts strong road connectivity as one of its many advantages. Situated in a prime location, it has easy access to major arterial roads and expressways, including Tampines Expressway (TPE), Pan Island Expressway (PIE), and East Coast Parkway (ECP). These well-connected expressways provide direct and efficient routes to various parts of Singapore, making commuting a breeze for car owners. With a convenient drive to the central business district or a trip to Changi Airport, residents can experience seamless journeys with reduced travel time. Golden Mile Singapore will feature a revamped two-storey retail atrium with new event spaces and F&B offerings. Pua explains that the retail atrium’s new design will bring back natural light and ventilation, recreating the original shopping experience of Golden Mile Complex’s street shop-style retail.
The strata-titled office units at The Golden Mile will be available for sale this month, with six different layouts catered to a wide variety of end-users. The office suites will have a dedicated lobby, and new lift cores will support the office floors above. Pua notes that the original Golden Mile Complex had two end lift cores, but the addition of office units and private lift access has necessitated new lift shafts and cores. The new office lobby will feature a 6m high ceiling and Grade A office facilities, such as a concierge and centralised access control.
The Flagship office units, situated on the 4th to 7th floors, will have a dedicated lift lobby with direct access to the basement car park and retail floors. Loft Suites on the 4th floor and Loft Executive units on the 5th floor will have full-height windows with landscape views overlooking Beach Road. Loft Mezzanine units on the 6th to 15th floors will enjoy bay views and a double-volume ceiling and balcony, featuring a dual-key design and residential-like layout. The 16th and 17th floors will be occupied by the Enterprise Office units, the duplex penthouse units, with panoramic views of the city and the bay. Finally, The Golden Mile’s top floors will be home to the newly built Crown Office units, with four units per floor and stunning views of the city and bay.
Pua believes that the office units, particularly the Loft Mezzanine units, will appeal to family offices, with the aim to attract the many family offices established in Singapore in recent years. The joint venture partners will also be curating the retail units, with the focus of creating an ecosystem of tenants from various industries and market segments.
