Two Bedder One Meyer Hits New High 3146 Psf

A two-bedroom unit on the 17th floor, spanning 614 square feet, was sold for $1.93 million, or $3,146 psf, on August 22, surpassing the previous record of $2,934 psf from a similar two-bedroom unit sold for approximately $1.8 million in March 2023.This is the first time One Meyer has crossed the $3,000 psf threshold, highlighting its desirability among buyers. The boutique development, completed in 2023, comprises 66 residential units of two and three-bedroom units ranging from 614 sq ft to 1,033 sq ft. On August 22, a 1,173 sq ft, three-bedroom unit was sold for $3.18 million ($2,710 psf), which is 0.6% higher than the previous record set last September when a similar unit went for $3.16 million. The development comprises 97 units of two to three-bedroom units sized from 904 sq ft to 1,173 sq ft, duplex penthouses of 2,131 sq ft to 2,497 sq ft, and three-bedroom units with private enclosed spaces on the first floor from 1,421 sq ft to 1,432 sq ft.Finally, the most affordable transaction on our list belongs to the 99-year leasehold development CanningHill Piers. Sold on August 17, a 1,959 sq ft, four-bedroom unit on the fourth floor went for $4.88 million, translating to a record low of $2,491 psf. The previous record was set in November 2021 at the project’s launch when a three-bedroom unit of 1,259 sq ft was sold for $3.2 million ($2,541 psf). CanningHill Piers, located at Clarke Quay in District 6, comprises 696 units and offers one to five-bedroom apartments from 409 sq ft to 3,972 sq ft, and one penthouse measuring 8,956 sq ft. As of September 2, 98% of the units have been sold, and the development is expected to be completed in 2026.However, the average transacted price for units at CanningHill Piers has decreased since its launch, with 569 units sold in 2021 at an average price of about $2,990 psf. To date, the development has seen 19 transactions at an average price of $2,808 psf.
