In just two years, Jason Ng has transformed Aurico Global from a start-up property developer to a $52 million asset management firm. Founded in January 2019, Aurico has acquired a diverse portfolio of residential, commercial, and industrial properties, and has expanded into property investment training and assisted living facilities. In a mere span of two years, Singaporean businessman Jason Ng has successfully built Aurico Global from the ground up into a thriving property investment and training firm, with assets under management reaching a staggering $52 million.

However, this is not Ng’s first venture into real estate development. His property investment journey started in 1993 when he realized his sense of responsibility in providing for his family. Growing up in a rental flat in Dakota Crescent with six family members, Ng was determined to support his loved ones. He worked hard to secure a well-paying job, which allowed him to invest in his first property, a three-bedroom apartment measuring 1,400 sq ft, for $435,000. Reflecting on this, Ng notes that this would be almost impossible to achieve at present times.

Ng quickly gained expertise in the field of property investment and management, which enabled him to expand his real estate portfolio. He also ventured into student enrichment and parenting training, becoming accredited as a family life educator. Ng has worked closely with the Ministry of Education and Ministry of Social and Family Development for more than 15 years.

In January 2019, Ng co-founded Aurico with his wife, Emelyn Ho, with the aim of consolidating their diverse portfolio of businesses. The company encompasses JC Global Developments, a co-living investment and management arm, Anchor of Life Training Consultants, a property and investment training arm, and My Preschool Hub, a provider of preschool enrichment resources and programs.

Aurico’s property portfolio consists of a wide range of property types, including residential, commercial, and industrial assets. One of its main ventures is Communa, a co-living platform under JC Global Developments. This arm manages 380 co-living units in shophouses, condos, and landed properties, with a total value of over $30 million. Patrick Loke, a shareholder of Aurico, reveals that the company is in the process of acquiring more properties and aims to increase its current portfolio to 600 units by the end of the year.

Ng’s sharp property investment acumen has enabled Aurico to acquire high-quality strategic properties at below valuation prices. In September, the company purchased a two-story shophouse on 321 Joo Chiat Road for $5.1 million, which was 12% below its valuation price of $5.8 million. This illustrates the firm’s strong property investment team and Ng’s expertise in the field.

Aurico also has its eye on commercial properties in rapidly transforming areas, such as the 99-year leasehold mixed-use development Woods Square in Woodlands. In July, the company acquired a 560 sq ft commercial strata office unit at Woods Square for its own use. Ng explains that this investment allows them to stay ahead of changes in the area, including the upcoming Johor Bahru-Singapore Rapid Transit System. Having an office in Woodlands also enhances operational efficiency, as it enables Aurico to easily hire workers from across the border.

Aurico also seized the opportunity to acquire food factory assets, anticipating the rising demand for food production due to the government’s “30 by 30” goal to produce 30% of the country’s nutritional needs by 2030. Ng clarifies that while the company has no plans to enter the F&B business directly, the purchase of food factories and central kitchens is a strategic investment that enhances their portfolio.

One of the notable food factory properties owned by Aurico is Food Xchange @ Admiralty, a strata-titled food facility strategically located within an established food cluster on Admiralty Road West. The property also has a long lease balance of 36 years, and its proximity to Johor provides an added advantage for food manufacturing businesses.

In May, Aurico acquired a 29.8% controlling stake in Autagco Ltd, a company listed on the Singapore Exchange. Ng appointed Loke as the executive director of Autagco. With this controlling stake, Aurico plans to inject its assets into Autagco, diversifying and expanding the company’s core businesses.

In October, Autagco announced that it would expand its core business to include residential assisted living. The projects will be managed by Communa Gold, a subsidiary of Autagco, which specializes in assisted living projects. With the aging population in Singapore, Ng believes that this is a viable sector to invest in. The company is currently in the process of securing a suitable property to develop into an assisted living facility for seniors.

Ng believes that investment education is essential but inaccessible to many. His training courses cover residential and commercial property investment, catering to individuals with different levels of experience.
