Duplex Penthouse 21 Anderson Achieves Record Absolute Price 5225 Mil
In July, Kheng Leong Co, the private property arm of the late billionaire banker Wee Cho Yaw’s family, sold two more units at its freehold luxury condo 21 Anderson, based on caveats lodged with URA Realis. The first unit was a 10,452 sq ft duplex penthouse spanning the ninth and 10th floors of the development located on Anderson Road in prime District 10. The purchase price was recorded at $52.25 million, reflecting a psf of $4,999.
This transaction marked the highest achieved price at 21 Anderson since its launch in April, making it the most expensive penthouse sold in Singapore since October 2020. During that time, an Indonesia-born Chinese-American billionaire purchased the triplex penthouse at the 99-year leasehold Wallich Residence, located on the 62nd to 64th floors of Guoco Tower, for $62 million, at a psf of $2,937.
According to URA data, the buyer of the duplex penthouse at 21 Anderson is a Permanent Resident (PR), however, the country of origin was not specified. The penthouse at 21 Anderson is highly sought after due to its exclusivity, being one of only two such units in the development, which consists of 18 large-format units.
Apart from the 10,452 sq ft size, each penthouse comes with a 500-bottle walk-in wine cellar, a roof terrace with a pergola, a landscaped garden, a 9m lap pool, and a sauna. These impressive features, along with its unobstructed views of the surrounding greenery, Ardmore Park, Shangri-La Singapore, and the former Raffles Girls’ School campus, contribute to its premium price.
Apart from the two penthouses, there are also two units of two-bedroom condos located on the first level, sized at 3,197 sq ft each. One of these units was sold in May for $9.5 million, at a psf of $2,972. The remaining 14 units at 21 Anderson are four-bedroom condos, each measuring 4,489 sq ft.
Out of the 18 units, seven have been sold so far, with five of the buyers being PRs and the remaining two being Singapore citizens. The latest transaction was for a four-bedroom unit on the sixth floor, which sold for $21.06 million, at a psf of $4,692. The buyer is also a PR of unspecified origin.
Kheng Leong acquired the former development, also known as 21 Anderson, from the Chiu family-controlled Hong Kong-listed Far East Consortium International for $213 million in September 2021. Under Kheng Leong, the building underwent a full refurbishment, including a new façade, interiors, landscaping, and updated systems.
Designed by renowned Singaporean architect Ernesto Bedmar, 21 Anderson is a highly sought-after development. Bedmar has also designed other high-end homes in Singapore, including Kheng Leong’s boutique project 32 Gilstead. The landscaping at 21 Anderson was done by Shunmyo Masuno, who has also worked on projects such as 32 Gilstead and Nassim Park Residences. The interiors were designed by Studio Liaigre, led by French designer Christian Liaigre, who also designed the interiors at Nassim Park Residences.

Dominic Lee, head of the luxury team and investment sales at PropNex, believes that 21 Anderson’s success is due to its ability to fill a gap in the market for large-format, freehold units. He notes that there is a lack of such units in the market, especially penthouses in freehold developments located in the traditional prime district, with a floor area of at least 10,000 sq ft being even rarer.
Lee has brokered the sale of two units at 21 Anderson, a two-bedroom unit sold for $9.5 million, and a four-bedroom unit sold for $24 million in April, both at record-breaking psf prices. 21 Anderson continues to attract buyers, with the latest transaction for a four-bedroom unit setting a new psf high for the development.
