The recent sale of a four-bedroom unit at Grange Residences, a freehold condo located in District 10, has set a new record price for condos in the week of September 5 to 12. The spacious unit on the 15th floor, measuring 2,852 sq ft, was sold for $10.2 million on September 8, breaking the record for the highest psf-price at the development at $3,576 psf. This also makes it the most expensive resale unit at Grange Residences to date.

The new record price is 3.6% higher than the previous one of $3,453 psf, set on June 30 when a similar four-bedroom unit on the fourth floor was sold for $9.85 million. Grange Residences, situated on Grange Road, is a 164-unit development completed in 2004. It consists of three 18-storey residential blocks and offers four-bedroom units ranging from 2,486 sq ft to 2,852 sq ft.

So far this year, there have been five resale transactions at Grange Residences according to lodged caveats, including the units sold on June 30 and September 5. The earlier deals include a 2,583 sq ft unit sold for $8.5 million ($3,290 psf) on August 21, and another 2,852 sq ft four-bedroom unit sold for $9.73 million ($3,414 psf) on July 3. Additionally, a 2,852 sq ft unit was transacted at $9.72 million ($3,408 psf) on February 26.

At The Woodleigh Residences, a 99-year leasehold development in District 13, a new psf-price peak was also achieved during the same period. On September 9, a three-bedroom unit of 958 sq ft on the 11th floor was sold for $2.72 million, setting a new record of $2,839 psf. This is 0.7% higher than the previous record of $2,818 psf set on May 19 when a similar unit was sold for $2.7 million, marking the second time a unit at The Woodleigh Residences has fetched a price above $2,800 psf.

Located along Bidadari Park Drive, the 667-unit development offers two- to three-bedroom units ranging from 570 sq ft to 958 sq ft, as well as four-bedroom units between 1,270 sq ft and 1,475 sq ft. To date, there have been a total of 100 sub-sale transactions at The Woodleigh Residences, with 97 taking place after the project received its temporary occupation permit in 2023.

According to lodged caveats, the average sub-sale prices have been steadily increasing. In 2023, there were 23 sub-sale transactions at an average psf-price of $2,301. This year, the number of sub-sale transactions has increased to 31, with an average price of around $2,487 psf.

On the other hand, OUE Twin Peaks saw a new psf-price low of $1,982 psf when a 549 sq ft one-bedroom unit on the 17th floor was sold for $1.09 million on September 10, marking the first time a unit at the development has fallen below the $2,000 psf threshold. This is lower than the previous record low of $2,077 psf recorded in May 2024, when a similar unit was transacted for $1.14 million.

Completed in 2015, OUE Twin Peaks is a 99-year leasehold development situated along Leonie Hill Road. It comprises 462 apartments across two 35-storey towers, featuring one- to three-bedroom units ranging from 549 sq ft to 1,604 sq ft. So far this year, there have been 18 resale transactions at OUE Twin Peaks, with prices ranging from $2,161 psf for a two-bedroom unit of 1,055 sq ft sold on May 30, to $2,451 psf for a three-bedroom unit of 1,399 sq ft sold on May 6.
