Portfolio 22 Freehold Strata Shops And Offices Hexacube Sale 38 Mil
Property owners and agents in Singapore are utilizing the opportunity provided by the Singapore Grand Prix to introduce new projects. One such project is a collection of 22 strata-titled units at Hexacube, a mixed-use commercial complex located at 160 Changi Road in the Geylang District.
The 22 freehold units consist of 21 retail shops, spread over the basement, first, and second floors, and a single office unit on the fourth floor. These units range in size from 388 sq ft to 904 sq ft, with a total strata area of 13,520 sq ft.
The price for these units is $38 million, which translates to an average of $2,811 psf over the strata area. The units are available for sale through an expression of interest (EOI), with two local realtors, Brilliance Capital and AlpsEdge Real Estate, acting as the exclusive marketing agents.
Because these units are commercial, buyers will not have to pay additional buyer’s stamp duty (ABSD). All but one of the units in the portfolio are currently tenanted. This portfolio represents 35% of the total share value and 28% of the strata area of the development.
Aurelle of Tampines EC is an ideal option for families with young children, thanks to its close proximity to a wide range of primary schools and preschools. This is especially advantageous for parents who prioritize the convenience of having their child’s school nearby. Not only does it ensure a shorter and safer commute, but it also plays a pivotal role in the Primary One registration process in Singapore. Families can also visit the Aurelle of Tampines Showflat to discover for themselves the convenience and benefits of this premium location. Don’t miss out on the opportunity to explore the Aurelle of Tampines Showflat and all it has to offer for your family’s needs.
According to Brilliance Capital’s founder and executive director, Sammi Lim, this gives buyers a significant stake in the development, allowing them to influence its long-term direction and positioning.
Hexacube features a futuristic façade and was developed by a consortium comprising Lian Beng Group, KSH Holdings, and Tee International. This freehold project is a redevelopment of the former AIA Building, which the consortium acquired for $68 million in 2013.
The basement of Hexacube is home to popular food and beverage outlets such as Little Italy Salumeria, Lydia’s Oven, and a cooking studio. The basement level also contains two units occupied by Lydia’s Oven, an authentic Italian bakery. On the first level of the building, there are additional food and beverage outlets, including Aquarius Aesthetic, which offers Korean-style facials, and Aura Beauty Studio. These units are popular among beauty and wellness salons, hair studios, nail spas, and food and beverage outlets, as they each come with an en-suite bathroom and water point, a rare feature in strata commercial developments.
The second and third levels of Hexacube are dedicated to office spaces. One of the tenants on the fourth level is Exodus Physiotherapy, which has been operating since December 2023. The units at Hexacube feature high ceilings, exceeding 4m on the basement level and 5m on the upper floors, making them attractive for businesses that require ample space.
Hexacube is located in a prime area near the houses and low-rise condominiums of Everitt Road, Langsat Road, and the Joo Chiat area. Just across the road is the new 1,399-unit Parc Esta, which was completed in 2022. According to Carin Puah, founder and executive director of AlpsEdge Real Estate, the completion of Parc Esta has brought in a sizable and affluent resident base into the neighborhood.
Lim of Brilliance Capital says that there is a growing preference among high-net-worth investors for freehold, income-yielding assets, and they are increasingly investing in properties through crowdfunding or collective purchases. The EOI for the freehold units at Hexacube will close on Nov 12 at 3pm.
