Sueann Lye, senior associate vice president of List Sotheby’s International Realty, reveals that Botanika, a 34-unit boutique condominium along Holland Road, is among the rare developments in Singapore with a tranquil view of the lush, adjacent forest near the Singapore Botanic Gardens.

Lye recounts helping the current owners of a 2,196 sq ft, 2-bed duplex secure their home in Botanika a decade ago. She says, “They had been searching extensively for an apartment with uninterrupted greenery views, but couldn’t find one. The moment they stepped into this apartment, they knew it was the one.”

The freehold luxury condo in prime District 10, developed by Tuan Sing Holdings and designed by Chan Soo Khian, founding principal and design director of SCDA Architects, was launched in June 2006, and completed in 2008.

The owners of the duplex hired Antonio Eraso, founder of multi-disciplinary design firm WeCraft, to oversee renovations to create a bespoke home. Eraso completely overhauled the design, changing the flooring to European oak and upgrading windows for a better view. Sueann Lye explains that the wall used to separate the kitchen and living room has been removed to create an open-concept kitchen with an unobstructed view. Eraso says that precision measurements were taken for the cabinetry, ensuring that it fits the space seamlessly. He also reveals that the entire home was fitted with a Lutron lighting and home automation system. They also found a way to repurpose a household shelter into a pantry and include an extra fridge.

Eraso adds that the owners invested a great deal into transforming their home, saying, “The owners spared no expense in creating their dream home. They invested around $1.5 million in the renovation alone.” These efforts pay off later as high-quality materials and meticulous upkeep will preserve a home’s condition for decades. In 2015, the current owners purchased the duplex for $4.725 million ($2,152 psf) from the previous owner who had gained it in November 2010 for $5.05 million ($2,300 psf). It was recently refurnished with $500,000 worth of furniture that complements the duplex’s aesthetic.
