Huttons Asia, the exclusive marketing agent for a row of seven conservation shophouses located at 284-296 Geylang Road, has announced that the properties are now up for sale by expression of interest (EOI). With a guide price of $65 million, these 2-storey shophouses sit on a freehold land area of 10,520 sq ft and have a total built-up area of 21,000 sq ft. Based on the total built-up area, the guide price translates to $3,095 psf.

The Urban Redevelopment Authority (URA) has given provisional permission for the addition of an attic level to all seven shophouses, which could potentially increase the gross floor area. This could be a significant factor in attracting potential buyers.

Situated within the Geylang Conservation area, the corner shophouse at 284 Geylang has a permanent approval for F&B use and is located at the corner of Geylang Road and Lorong 14 Geylang. Nearby amenities include the Aljunied MRT station (East-West Line) and the Singapore Sports Hub.

According to Lee Sze Teck, senior director of data analytics at Huttons Asia, the shophouses are zoned for commercial use and are therefore open to foreigners. With interest rates on the decline, Lee notes that interest in shophouses has increased in the third quarter of 2025.

The EOI exercise will close on November 20 at 4pm, giving potential buyers ample time to schedule viewings and submit their bids. This is an opportunity for foreigners to invest in commercial shophouses in Singapore, as more private wealth is being diverted to this sector with the cooling measures in place.

In other news, Shincon Industrial has recently sold three freehold shophouses along Geylang Road for $18.68 million, while eight freehold commercial units at Grandview Suites in Geylang are now on the market for $26 million. These transactions further reinforce the attractiveness of shophouses as an investment option for foreign private wealth.
