Sky Vue Achieves New High 2366 Psf
Sky Vue has emerged as the clear leader in achieving new psf-price highs for the week of Aug 16 to 23, topping a list of top-selling condos. One of its 1,141 sq ft three-bedroom units, which changed hands for $2.7 million, set a new record of $2,366 psf, according to a caveat lodged on Aug 22. This is the first time a unit at Sky Vue has crossed the $2,300 psf threshold, with the previous psf-price high at the condo being $2,225. This was from the sale of a similar-sized three-bedder unit for $2.54 million. In total, the condo has seen 19 resale transactions at an average price of $2,104 psf this year.
Located along Bishan Street 15 in District 20, Sky Vue is a 694-unit 99-year leasehold condo comprising two 37-storey towers. The units range from one to three-bedrooms, with sizes between 484 sq ft to 1,259 sq ft. The development is conveniently located within walking distance of Junction 8 at Bishan Place, offering a plethora of retail amenities. The mall is also linked to Bishan MRT Station on the North-South Line and the Circle Line, with Bishan Bus Interchange just across the mall.

This translates to a psf-price of $2,166, which is only 0.2% higher than The Promont’s previous record of $2,161 psf. This record was made by the resale of a 2,013 sq ft, three-bedder on the 11th floor that changed hands for $4.35 million in April 2022. The Promont is a freehold boutique condo along Cairnhill Circle in Newton, District 9. Completed in 2009, it comprises of 15 units ranging from 2,013 sq ft to 2,077 sq ft and is in close proximity to Anglo-Chinese School (Junior) at Winstedt Road.
In contrast, Liv on Sophia, another freehold boutique condo, achieved a record low in psf-price during the same period. A 710 sq ft, two-bedroom unit was sold for $1.2 million on Aug 22, translating to a psf-price of $1,689. This is lower than the condo’s previous record of $1,888 psf, when a 678 sq ft, two-bedroom unit sold for $1.28 million in June 2021. The seller had originally purchased the unit from the developer for $1.54 million in June 2013, thus making a loss of $256,000 on the June 2021 transaction. Located along Adis Road in Rochor, District 9, Liv on Sophia has 64 units ranging from 527 sq ft to 710 sq ft. It is within walking distance to two MRT stations – Dhoby Ghaut MRT Interchange on the North-East, North-South and Circle Lines, as well as Bencoolen MRT Station on the Downtown Line. The development is also near several educational institutions, such as the School of the Arts, Singapore, at Zubir Said Drive. Liv on Sophia has only seen two transactions this year, with the other being a 678 sq ft two-bedroom unit sold for $1.35 million ($1,991 psf) on Aug 16.
