Resale Parc Clematis Sets Psf Price High 2575

Parc Clematis has once again made headlines, topping the list of private non-landed properties with the highest psf-price during the week of July 11 to 18. The development achieved a new psf-price peak of $2,575 when a 1,044 sq ft, three-bedroom unit on the 19th floor was sold for $2.69 million on July 14.

This new record surpasses the previous high of $2,490, which was set on June 9 when another 1,044 sq ft three-bedroom unit on the sixth floor was sold for $2.6 million. The most expensive unit ever transacted at Parc Clematis was a 2,605 sq ft, five-bedroom penthouse that sold for $4.18 million ($1,605 psf) in September 2022.

The development once again set a new record with the sale of a 1,044 sq ft unit for $2.69 million on July 14. Parc Clematis is a 99-year leasehold mega condo located along Jalan Lempeng in Clementi. Comprising nine 24-storey tower blocks, the development offers a mix of one-bedroom units to five-bedroom penthouses, ranging from 452 sq ft to 2,669 sq ft. It also features six two-storey strata terraced homes of 3,832 sq ft each.

Schools within a 1.5 km radius of the development include Clementi Primary School, Nan Hua Primary School and Clementi Town Secondary School. To date, Parc Clematis has seen 48 transactions in 2025 as of July 18, with an average price of around $2,153 psf.

Meanwhile, the sale of a 1,346 sq ft unit at Tiara, a freehold condo along Kim Seng Walk in prime District 9, also made it to the list of new psf-price highs. The three-bedroom unit on the third floor was sold for $3.3 million on July 18, setting a new record of $2,453 psf for the development.

The July 18 transaction surpassed the previous record at Tiara, achieved in February last year when a similar three-bedroom unit on the 24th floor was sold for $3.28 million, or $2,438 psf. Completed in 1995, Tiara comprises a single 35-storey residential tower and offers a mix of two- and three-bedroom units measuring between 893 sq ft and 1,561 sq ft. It is located within 500m of Great World MRT Station and is close to amenities such as Zion Riverside Food Centre and Great World City shopping mall. Both Alexandra Primary School and River Valley Primary School are within a 1km radius.

In July, the Tampines Street 62 land site saw a tough competition among seven bidders vying for its ownership. Spanning over 301,392 square feet, the land has the potential for a development of up to 700 residential units. Its location holds immense strategic value, being right next to the executive condominium (EC) known as Tenet, developed by Qingjian Realty, Santarli Realty, and Heeton Holdings, which offers 618 units. These developers have already secured the adjacent site in August 2021 for a whopping $422 million, equivalent to $659 per square foot per plot ratio (psf ppr). This coveted site will also be home to the highly anticipated Aurelle of Tampines EC, making it an even more desirable location for potential homebuyers. With its prime location and impressive amenities, Aurelle of Tampines EC is expected to be a highly sought-after development in the Tampines area.

Dormer Park, another development on the list, saw a new psf-price high with the sale of a 1,238 sq ft two-bedroom unit for $2.7 million ($2,181 psf) on July 17. This price surpassed the development’s previous high of $2,079 psf achieved when a 2,465 sq ft, four-bedroom unit was sold for around $5.13 million on June 16.

Completed in 1993, Dormer Park is a freehold development comprising 92 residential units. It offers a mix of two- to four-bedroom apartments ranging from 1,227 sq ft to 2,540 sq ft and is situated close to the Bishopsgate-Chatsworth Good Class Bungalow enclave. Compared to nearby condos such as Jervois Regency and Jervois Close, Dormer Park’s resale prices over the last 12 months have averaged at $2,045 psf, surpassing the average prices of $1,969 psf and $1,826 psf, respectively.
