K Suites Achieves New High 2443 Psf
Singapore – It was a record-breaking two weeks for the property market as freehold boutique development K Suites topped the list of condos that saw new psf-price highs from November 1 to November 10. The new record of $2,443 psf came from the developer’s sale of a three-bedroom unit on the fourth floor for $2.13 million on November 8. This marks the first time that the condo has crossed the $2,400 psf mark, surpassing the previous high of $2,196 psf set in May 2023.
Located along Lorong K Telok Kurau in District 15, K Suites is a freehold development currently under construction. The project comprises a five-storey apartment block with 19 units and is a redevelopment of the former Ji Liang Gardens, which was purchased en bloc for $18.6 million in June 2021.
The units at K Suites range from three- to four-bedrooms, with sizes ranging from 797 sq ft to 1,270 sq ft. There is also a four-bedroom duplex penthouse measuring 1,389 sq ft and three five-bedroom duplex penthouses measuring 1,625 sq ft to 1,679 sq ft. With eight units (42%) already sold since sales started in April 2023, K Suites has achieved an average price of $2,099 psf.
Thomson Three also saw a new high during the period in review, with a 1,033 sq ft three-bedroom unit on the 19th floor selling for $2.46 million on November 6, translating to $2,379 psf. The seller had bought the unit in a resale transaction for $1.86 million ($1,800 psf) in November 2021, making a net profit of $598,000. This is the first time that the condo has crossed the $2,300 psf mark, surpassing the previous high of $2,204 psf set when a similar-sized three-bedroom unit was sold for $2.28 million on September 26.
Thomson Three is a 99-year leasehold condo located on Bright Hill Drive in District 20. Completed in 2016, the development has 435 units spread across 21 storeys, consisting of one- to four-bedroom apartments ranging from 495 sq ft to 1,485 sq ft. It also features 10 strata semi-detached houses measuring 3,283 sq ft each. With the Upper Thomson MRT Station within walking distance and close proximity to Ai Tong School (Primary), Thomson Three has been a popular choice for buyers.
On the other hand, luxury condo 19 Nassim saw a new psf-price low of $2,947 during the period in review. This was the result of the developer’s sale of a 646 sq ft one-bedroom unit on the fourth floor for $1.9 million on November 9. This marks the first time that the development has dropped below the $3,000 psf mark, surpassing the previous low of $3,001 psf when a 678 sq ft one-bedroom unit was sold for $2.03 million on March 22. So far, 50 units at 19 Nassim have been sold this year at an average price of $3,397 psf, which is 3.7% lower than the average price of $3,524 psf from the sale of eight units last year.
Completed in 2023, 19 Nassim is a 99-year leasehold condo located on Nassim Hill in prime District 10. The development has 101 units spread across a 10-storey residential block, with units ranging from 538 sq ft to 1,830 sq ft, comprising one- to three-bedrooms. Since its launch in 2020, 61 units (60%) have been sold according to caveats lodged with URA.
