Mattar Residences Achieves New High 2400 Psf

A freehold condo in Singapore, Mattar Residences, has recently set a new record for the highest psf-price between October 13 and 18. The unit, a two-bedroom measuring 657 sq ft, was sold for $1.58 million, making it $2,400 psf. This is the only lodged caveat for this unit, beating the previous record of $2,358 psf set in September. The development, completed in 2023, has 25 units ranging from one to four bedrooms. In second place is another freehold condo, Dukes Residence, with a new high psf-price of $2,397. A three-bedroom unit measuring 1,076 sq ft was sold for $2.58 million on October 16. The seller, who bought the unit in 2011 for $1.9 million, made a profit of $680,000. This is the first time the condo has breached the $2,300 psf mark. It also saw only one other transaction this year, a 2,433 sq ft unit sold for $4 million.

Lastly, The Tessarina, a freehold condo in prime District 10, reached a new high of $2,368 psf. The latest record came from the sale of a 1,313 sq ft, three-bedroom unit for $3.11 million on October 15. The seller purchased the unit in November 2020 for $2.28 million, making a profit of $830,000. The previous high of $2,361 psf was set in August from the sale of a 1,313 sq ft unit.

The Tessarina, completed in 2003, has seen 10 transactions this year at an average psf-price of $2,197, which is 4.62% higher than last year’s average of $2,100 psf. No new psf-lows were recorded during this period.
